Property owners in the UK who are renting out residential property may encounter uninvited guests, the so – called “tenants – Ghost” living in their house. Meanwhile, according to the recently introduced new rules governing immigration laws, the landlord is responsible for verifying the legal immigration status of the tenant which he lives.
The landlord needs to inspect more closely their property, in order to avoid significant penalties that are provided in accordance with the new law.
According to a recent study of the rental market of residential property in the UK leased approximately 4.5 million housing units, which can accommodate about 3 million “ghosts” – individuals that are not listed as tenants at the conclusion of the lease. More than half of the rental agents real estate claim that they find “shadow” tenants – individuals about whom nothing is known to the owner of the property and are not included in the lease and are detected in case of a sudden visit to the tenants. The responsibility for living in his house migrants lies with the owner.

Prices for residential property in the UK after a short summer lull, has again shown steady growth. At the end of August 2014 , the growth of prices amounted to 0.8% and now the average cost of one residential property was £ 189 306 . For the year from July 2013, prices rose by 11%, which means that they grew on average nearly 1% per month. Steady growth in housing prices in the United Kingdom has been observed for 16 continuous months in a row and seemingly no signs of slowing price growth.
In such circumstances, many people with low income will have even less of a chance to have their own homes, which will consequently lead to increased demand in the rental market of residential property.
Owners of their own homes in the UK who rent their property are advised to enhance control over the real estate with the purpose of revealing in it of illegal migrants. It is known that 85% of all illegal immigrants live in rental housing sector. To protect yourself from fines , homeowners are recommended to check their property for the presence of unregistered residents.
