Investment in commercial property in Central London reached £20,5 billion in 2014, slightly lower than at its peak in 2007, when the investments reached £20,6 billion.
These data are presented in the report of global real estate consultant Cushman & Wakefield.
A huge stream of funds that flows into the commercial real estate market investors from UK and foreign investors, it seems, will continue in 2015, as the demand is huge and available for the sale of real estate is not enough.
Analysis of the results shows that the volume of investments in the city of London and Docklands reached just over £5 billion pounds in the fourth quarter of 2014, the highest quarterly volume for the whole history on the market.

Foreign investors dominated the commercial property market of London, covering 78% of the market. It’s like Asian investors, who are the main buyers of real estate for four consecutive quarters and North American investors. However, 2014 witnessed the transfer of capital investment from London and also in other regions of the UK, due to the compression of yields in London.
Due to high demand, the return on the market increased from 4.25% to 4.5%
Deals range from £1 to £1.2 billion pounds was closed for a record price – 1400 per square pound.
According to preliminary estimates , £250 billion available liquidity may be directed to the market in 2015, which could create a significant imbalance of supply and demand. Thus, in 2015 we will see high interest by international and foreign investors to commercial properties in London.
