The average price of residential property in England and Wales increased by 7% in 2014 , and in London, price growth was 16.3% .
In December 2014 the growth of housing prices in England and Wales was 0.6% compared to the previous month. Thus the achieved average price of £177766 pounds, still far from its 2007 peak, when the average price of housing in England and Wales was £171138 pounds. In London the average price growth was 1.8% , which resulted in the average price in London of £464936 pounds.
From other parts of the UK, the pace of price growth is still lagging behind the North-West of England, where the average price for the year rose by only 1.5%. It is noteworthy that in December in the North-West in General prices fell by 1.6%.
In October 2014, Significantly – by 15% increase in the number of houses in England and Wales sold more than £1 million – 1132 compared to October 2013 , when the number of sold houses of more than £1 million was 984 .
Another curious fact, showing the improvement in property in the UK – the number of converts to the collection of houses has decreased over the year by 37% to 796 in October 2014 with 1,260 in October 2013. This shows an improvement in the UK economy as a whole and the decline in unemployment, which gradually leads to a more sustainable state of the housing market in England and Wales.

Too fast growth of real estate prices in London began to scare off buyers, especially those looking for affordable housing. London is attractive only to the wealthiest buyers. Therefore, it is possible that in 2015 London will see some respite in a price rally that will allow investors to successfully negotiate and dictate terms to the sellers.
Numbers Dec 2014 suggest a steady market growth in 2015. Record low interest rates are the basis for the creation of attractive mortgage products, which certainly will be an additional impulse for the market of residential property in England and Wales in 2015.
