The average price of houses and apartments in England in 40 cities located close to highway M25, the ring motorway around London, has grown over 30 years to 551%. Since its opening in 1986, real estate prices along M25 rose from £59183 up to £385085, equivalent to an increase of £905 every month, or £10863 every year. This is significantly higher than the national average growth of housing prices, which over the past 30 years showed an increase from £37763 up to £245926.
These are the data presented in the report of the UK’s largest lender, Bank Halifax. The most expensive cities are in the southern and Northern part of motorway M25 and cheapest – traditionally along the Eastern part.
Meanwhile, it should be noted that real estate prices along the M25 far behind the prices of property in London.

Most impressive price growth among cities along the M25 was in Barnet, where prices have risen over 30 years from £69,744 £539,708, or 674% , then the town of Rickmansworth , where the increase was slightly less, but the average price reached £551959, in addition, in 3 cities prices for residential property has already exceeded the milestone of £500000. Reigate is with a price of £532,352, Leatherhead with £530,759 and St Albans with an average price of £501,634.
Four of the ten most expensive cities are located between the fifth and fourth junctions of the M25 ring , between the counties of Kent and Surrey.
The study shows that for three decades the growth of prices for real estate in England along the route of the M25 was badly outpaced growth in property prices in the rest of reginah England and even slightly ahead of the growth of real estate prices in the most expensive region in the South – East of England.
Over the past 5 years since 2011, the growth in property prices along the M25, also almost two times faster than the growth of prices in the rest of England , showing the increase in absolute terms of £135456 compared to a gain of £72284 the average for England.
