Index Land Cadastre Land Registry
The land registry is the government Agency responsible for the registration and registration information on the land / property in England and Wales. All transactions are recorded in the Land Cadastre, including transactions financed via mortgages, processed and compiled, forming a set of data. In addition to the average prices, formed the data on changes of prices per month and per year. Data are updated each calendar month and cover the entire territory of England and Wales.
The index is constructed from the prices of transactions of residential property in England and Wales, which were recorded during the month and details are already entered in the land register. In forming the index takes into account seasonal fluctuations.
For the formation of a Land Registry source data is processed as follows: the base price is taken the price of property in England and Wales in April 2000. The rising cost is estimated relative to this value and shows the current average property price in England and Wales. Properties in England and Wales that have not been sold at least twice since 1995 is removed from the list of source data used so-called “regressive method of repeat sales”
He Land registry says its index is the most accurate independent index, the price of housing. Skepticism about the index is based on the following arguments:
1. The index does not reflect the price paid for the property in new buildings, as well as those objects that did not sell over a long period of time – this means that in fact the initial data for forming the index is used only 35 % of all transactions that occur on the property market in England and Wales.
2. The index is revised each month because of the time lag between the transaction and registration information, ultimately you are dealing with data all the time slightly changing.
